California Property Insurance Now Requires a Different Kind of Advisor
Helm6 Insurance Services was created in response to a fundamental change in the California property insurance market.
As insurers began reducing their exposure in California in the early 2000's, property owners increasingly faced non-renewals, rapidly rising premiums, tighter underwriting requirements, reduced coverage options, and restrictions on the amount of insurance carriers were willing to provide. In many communities, properties with excellent ownership and loss histories became difficult to insure simply because of their location, wildfire exposure, construction characteristics, or an insurer's concentration of risk within a particular area.
For thousands of California property owners, the FAIR Plan and the surplus lines market evolved from alternatives of last resort into increasingly important parts of the insurance landscape.
Helm6 was built for this complicated market, one that continues to evolve as insurers reconsider underwriting appetites, pricing, coverage terms and their willingness to assume California property risk.
We specialize in the insurance needs of owners of Distinguished Homes, residential investment properties, apartment buildings, coastal properties, and other California real estate presenting complex underwriting challenges.
Our role begins with understanding the property: how it is constructed, how it is used, what makes it valuable, where its vulnerabilities may lie, and how insurers are likely to view the risk.
We then work to identify appropriate insurance markets and structure coverage around the needs of the property and its owner.
Sometimes the solution is found in the traditional admitted insurance market. Sometimes it requires the California FAIR Plan, a Difference in Conditions policy, or a specialty or surplus lines insurer. Increasingly, it may require a carefully coordinated combination of markets.
We approach each relationship as an advisor first and an insurance broker second.
Our objective is not simply to obtain a policy. It is to help our clients protect valuable California real estate through informed insurance decisions, thoughtful coverage design, and long-term stewardship.
